Use Auto Draft to speed through UAD 3.6 Reports

Edited

Auto Draft (currently in Beta) builds a first draft of your UAD 3.6 report for you. It reads your inspection photos, documents you upload, along with MLS and public-record data, and build a 90%+ ready report for you to review. A first draft takes about 15-20 minutes. When it finishes, you can ask for changes in plain English.

Auto Draft is in Beta. It is only available on accounts with Auto Draft access. If you don’t see the Auto Draft icon in the left-hand side of your report, contact support.

Before you start

A report needs two things before its first Auto Draft:

  • Something that identifies the property. Add the subject property to the report.

  • At least 10 inspection photos in the Files drawer. The photos are Auto Draft’s only view of the property’s condition, quality, and rooms, so upload the full inspection set: exterior elevations, street scene, each room, kitchen and baths, basement, mechanicals, and any defects.

Before you start, you will also need to confirm that you understand Auto Draft uses AI and may make mistakes.

What to upload

The Files drawer accepts photos, PDF, CSV, Excel, Word, and TXT files, up to 25 MB each and 250 MB per report. Auto Draft reads everything in the drawer, so these files also help:

  • Purchase contract. Used for the contract section, the contract price, and concessions.

  • Floor plans or sketches. Used to lay out levels and rooms, and filed as the report’s sketch.

  • Inspection reports, surveys, or HOA documents. Used for anything the photos can’t show.

Starting your first draft

Step 1. Open your report and click the Files icon in the right-hand rail.

Step 2. Drag your inspection photos and the engagement letter from your computer and drop them anywhere on the Files drawer. You can also click browse in the drop zone to pick files.

Step 3. Click Start Auto Draft. It is under the drop zone in the Files drawer, and also in the Auto Draft drawer (the Auto Draft icon in the left-hand rail).

Step 4. Review the Requirements checklist. If an item isn’t met, click Open Files beside it to upload what’s missing. Then switch on the acknowledgement and click Next.

Step 5. Optionally, under Anything Auto Draft should know about this property?, add notes for things that aren’t in the engagement letter or photos: unusual features, known defects, or comp preferences. Notes take priority over Auto Draft’s defaults.

Step 6. Click Start

While it works

The report is locked while Auto Draft works, so nothing you type can overwrite what it is writing. The Auto Draft in Progress screen shows:

  • what Auto Draft is doing, and how long it has been running;

  • a Report Progress bar that climbs as each section is filled in.

The in-progress screen. Report Progress rises as Auto Draft writes to the report.

You can safely leave the page. Auto Draft keeps working in the background, and the report opens normally once it’s done. To end a run early, click Stop. Any changes Auto Draft has already made stay in the report.

Reviewing the draft

When the run finishes, the editor reloads with the drafted report, and the Auto Draft drawer lists the run as Round 1 · Complete. Click Review notes to see Auto Draft’s hand-off. It lists what to verify, what it assumed, and anything it could not determine from your files.

Some things to look for while you review:

  • Sales Comparables. Auto Draft selects up to 10 comparable sales with the best comps being given the most weight.

  • Your own entries. Auto Draft does not overwrite a value you have already entered.

  • The finished report. Open the Preview tab to read the report as it will print, and use the page list on the left to jump between sections.

Requesting changes

Once a round has completed, you can ask Auto Draft to revise the current draft. Each request runs as a new round that builds on the existing draft, and usually takes 5–10 minutes.

Step 1. Open the Auto Draft drawer and click Request Changes.

Step 2. Under What should change?, describe the changes. Be specific: name the sections, fields, or comps you want changed. For example: “Replace Comp 3 with a sale inside Shoal Creek. Expand the kitchen condition commentary.”

Step 3. Click Start. The report locks again until the round finishes. The new round then appears at the top of the Auto Draft drawer, and its notes summarize what changed.

What Auto Draft does — and doesn’t

What it does

What it does not do

✓ Fills in subject information from public records, MLS records, and your inspection photos

✕ Sign or submit the report

✓ Determines quality and condition from inspection and MLS photos

✕ Verify data on site

✓ Identifies the best comparables from your MLS

✕ Identify every element of the subject property that may affect its value or collateral risk

✓ Drafts report commentary where appropriate

✕ Replace your opinion of value. Every field is yours to review.

Limitations

  • Auto Draft is in Beta. We are actively improving Auto Draft using your feedback and experiences. It may not work as well as expected on complex property types or appraisals. If you encounter issues, please share your feedback with our support team to help us make improve Auto Draft for your appraisals.

  • It only knows what it is given. Auto Draft uses your files, the MLS, public records, and DataMaster’s market data. It does not invent measurements, dates, parties, or sales. Anything it can’t determine is left blank and listed in the review notes.

  • Photos are its only view of the property. Quality, condition, room updates, and defects come from the inspection photos. Anything not photographed can’t be assessed.

  • Some sections are left for you. Auto Draft does not fill in certain sections like the appraiser fee, the signature, and signature date which are left for you.

  • Sales Comparables come from your MLS. Comp selection and market analysis depend on the MLS data available to your account. You can also upload market comps prior to the run to guide the market selection.

  • One round at a time. Only one Auto Draft round can run on a report at once, and the report is locked while it runs.

Auto Draft uses AI and can make mistakes. You are responsible for reviewing and verifying every field before you complete the appraisal report.
