Getting started with UAD 3.6

New to the UAD 3.6 report in DataMaster? This guide is the short version of the whole workflow — from logging in to exporting into your form software — with links to the detailed article for each step.

Once you've watched it, work through the steps below with a report of your own.


Step 1. Get into the UAD 3.6 portal

The UAD 3.6 report lives in a separate portal from the DataMaster desktop app. Log in at datamasterusa.com, click My Account, then choose UAD 3.6 Beta.


Step 2. Create your report

Click New Report, give it a name (the subject address works well), and set your Effective Date — it defaults to today. Everything else in this guide happens inside that report.


Step 3. Add your subject property

Click + Add Subject on the Sales Grid. You can find the property three different ways — use whichever identifier you have on hand.

If the subject has more than one structure — an ADU, a second unit, or outbuildings — set those up now, especially relevant for multi-family appraisals:


Step 4. Add your comparables

Comps are added the same three ways as the subject, plus a bulk option if you'd rather pull them all from a single MLS export file.

Step 5. Import your market data and fill the Market section

Your market data is separate from the comps on your grid — it's the broader set of sales that drives your market statistics, charts, and adjustment support. Export your market search from your MLS, then upload it under Analytics.

With the data loaded, go to Report → Market → Market Trends and click Fill Report to populate the market section, then review the statistics and charts.


Step 6. Adjust your comps

Under Market Analysis, DataMaster derives adjustment values from the closed sales in your own market data — three independent methods per feature, with the supporting evidence behind each one. Start by understanding what's available and where the numbers come from:

Once you've settled on a value, Power Adjust lets you enter the rule once for a grid row and applies it to every comp automatically, with a per-comp override where you need one.


Step 7. Export to your form software

When the report is complete, click Export and pick your form software. You can start a brand-new report or push your data into a report you've already begun.
